Cyprus Golf Property

Kevino More asked:

Cyprus golf property is possibly by far and away the best investment you could make if you are in fact considering purchasing property on this beautiful Island. There is no doubt at all that if you mix golf, sun and holidays you have the ideal cocktail for a booming property market. Whether you are looking to purchase for your own use or the fast expanding holiday rental market the sums will stack up every time. In fact a great way to subsidize your Cyprus property investment is to rent out to holiday makers when you don’t need it for yourself or your family.

The golfing center of Cyprus is the Paphos area and with several excellent golf courses in the area there is plenty for everyone to enjoy. Property prices in the Paphos area are amongst some of the highest in Cyprus due in the most part to the town now being recognized as an all year resort. This coupled with the golfing aspect of the area has turned Paphos into something of a Cyprus property hotspot. However prices here have not yet reached the dizzy heights of places like Spain or Portugal where you will soon need a kings ransom just to buy a one bed apartment. Prices will conceivably continue to rise however for some time to come making Paphos a good investment if you buy soon.

With great motorway links and the airport on your doorstep Paphos is a golf property dream come true. There are plenty of properties available and new developments are going up all over the area. If you want the best of both golf and holidays an investment in the Coral Bay area a few kilometers outside Paphos could be perfect for you. With miles of sandy beaches bars and restaurants Coral Bay is popular with every kind of Cyprus holiday maker. You would be a short drive from the golf and have a property that rents easily to holiday makers too.

Before you dash off however to book your Cyprus flights there is some hot news for golfers looking for a great property investment. Rumor is rife of a huge proposed golfing and leisure development being proposed in the Larnaca area of Cyprus. If you though that Paphos was a hot bed for investment then Larnaca could be a golfers dream come true. Larnaca is more than just a holiday resort it is a bustling town in its own right. There is a commercial port, a busy marina and a vibrant business community too with more shops and resturants than you can shake a stick at. The main airport is within a hole in one’s distance and the modern coastal motorway will whisk you to anywhere in Cyprus you choose to visit within a couple of hours maximum.

What more could you want? Everything right on your door step including sun, sea and golf. No development has started as yet in the area of the proposed golf complex so property prices in Larnaca are still quite reasonable compared with other parts of Cyprus. There is no doubt that once the plans are cleared and development begins property prices will go through the roof. So if you love golf and Cyprus you may be able to pick up the bargain of a lifetime if you are brave enough to act soon. Enjoy Cyprus!

Visiting the Resort of Paphos

My first to Cyprus was to be to the resort of Paphos (Pafos),on the island’s south-western coastline. Having never been to the island before,I was keen to see how it compared to the media images.

Here in the UK,we’ve been bombarded by images of revellers in the popular Cypriot resort of Ayia Napa. Once a quiet sleeping village,Ayia Napa has started to hit the headlines for a number of reasons.

The resort has, over the course of the past ten or fifteen years, been building up a reputation as one Europe’s more lively locations.

Popular with many because of its thriving dance scene and nightlife, others feel that things have been getting out of control. While some refer to Cyprus as rivalling the island of Ibiza, others see this comparison in negative terms.

Travelling to the opposite end of the island,I had my doubts about whether Paphos would be the ideal location. Would it look like the entry in the guidebook,or would it be similar to its better known rival?

As I made my way from Paphos Airport to the resort,I was relieved to see that the other tourists were of a variety of ages. Some were travelling as a family, others as groups of friends.

Everyone seemed happy to be on holiday, but I would describe my fellow travellers as being cheerful, rather than rowdy.

Fortunately, these first appearances were to hold true throughout my stay. The resort of Paphos is a bustling, rather charming town.

There’s clearly plenty to do in the evenings, with a range of bars, restaurants and nightclubs. Fortunately, this social side of the town is present for those who enjoy it,but can be easily avoided by those looking to enjoy a rather quieter stay.

I was charmed by Paphos and also pleasantly surprised. Cyprus is a relatively large island and I was wrong to imagine that all of its resorts would be the same.

It appeared to me that Paphos and Ayia Napa were worlds apart.

A holiday villa in Paphos, Cyprus is in a very good location as you can have the best of the island, charming sleepy villages and also the nightlife and convenience of a large town. 7 Success Tips on How to Get Good Tenants in Paphos Cyprus

Roy Carter asked:

Having become the proud owner of an investment property and taken time and advice to choose the best for your future income, you need to think wisely about how you intend to make it shine above the myriad of other properties available on the market. To find the best possible tenants who will look after your property and pay good rates, your property has to have the wow factor.

A good tenant is looking for exactly what you would be looking for yourself. They are looking for comfort, quality, a homely atmosphere and a property that shines amongst the many on the market, so why not put yourself in the shoes of the kind of person you would like to see living in your property. It goes without saying that if you have bought a top class property and then furnish it with second class furniture it will struggle to attract top of the range tenants in a competitive market.

If you personally would be looking for a lounge suite that you can curl up on to watch TV why expect anyone else to sit straight backed on holiday type furniture. ‘Don’t spoil the ship for a h’apeth of tar’.

In order to achieve good rates you need to give your property that Wow factor. Read on for some common sense advice on initial steps to look at when getting your property ready.

1) Your property may have been the first to be completed on your new development and although this is splendid for you, no tenant will actively look to live on a building site? Be realistic with your price if you wish to rent as soon as possible or reconsider your timing.

2) Review your villa critically from a renter’s point of view. What essentials are missing i.e. do you have a shower rail round your bath? Are you able to pay a little attention to details without spending a lot of money to catch the eye? Presentation is paramount - pretty candles catch the eye. It reflects well on the homeowners taste and pride in the appearance. Ladies appreciate the visual aspect as much as cleanliness. Plastic flowers together with banal, badly framed pictures are not going to impress many if you have spent good money on your investment.

3) Check that all utilities are in good sound working order. It is essential that the water pressure is adequate if you wish to successfully rent a villa in Paphos. Air-conditioning is also expected as the normal.

4) If you expect your tenants to look after your investment, provide them with the niceties such as coasters to prevent marks on table tops and nice throws for the lounge suite. Most people will feel encouraged to use these items if they are supplied.

5) A good quality bed and mattress can make the difference if a tenant has the choice between two similar properties. Everyone tests the beds!

6) If you have a well planned outdoor space, make your property stand out from the rest. If you create a pleasant environment this could be seen as extra living space. Whether it is a balcony or patio, decorate it with pot plants, provide sun loungers, BBQ and good quality outdoor dining furniture.

7) Purchase kitchen utensil equipment and furniture that will last well. Tenants tend to treat better quality items with respect and care. You will also not have to replace them so often if they can stand more wear and tear. Take away from the property anything personal that you treasure and would not wish to lose. Accidents do happen and you want your tenants to feel it is their home for the term of their tenancy rather than them intruding into yours. An inventory is also a good idea for everyone to check and sign at the outset. This avoids any confusion at the end of the tenancy.

None of this needs to break the bank and your investment will pay for itself time and again by not sitting empty for months, creating for you the best rent possible and finding tenants that are not only happy to pay for quality but who will look after your property for you as if it were their own home.

Advertising is the backbone of successfully marketing your property. Make sure you have good clear photos and quality information to get the most out of your advertising and keep in mind a realistic and sensible price. Consider how much money and time you wish to utilise and spread your resources to reach as wide a market as you can.

Following the above Top Tips will assist you to rent your property quickly and to the type of tenants that will respect your property as they would their own.
